Korea
  • Lotte City Hotel Myeongdong Changes Asset Manager and Refinances Mortgage Loan: The real estate fund that owns the 435-key Lotte City Hotel Myeongdong is set to mature in March next year, and its management mandate is being transferred from Mirae Asset Global Investments to Hyundai HAIM Asset Management. Mirae Asset Global Investments had been considering a sale in light of improving operating performance and rising asset values for downtown hotels. However, Hotel Lotte, which holds a long-term lease on the property through 2036, also holds a right of first negotiation on the fund’s beneficiary certificates as well as a put option. Ahead of next month’s loan maturity, it is also working with Shinyoung Securities to refinance a mortgage loan in the KRW 100 billion range.
  • Hotel Development and Conversion Investment Expands in Seongsu, Yegwan-dong and Beyond: With international arrivals rising and new supply limited, investors continue to convert existing buildings into hotels and acquire sites for hotel development. The shortlist for A Pro Square, which JR Investment Management is selling, reportedly includes asset managers considering a hotel conversion. Pacific Asset Management and GIC are reviewing plans to include a hotel in a development project in the Seongsu-dong area. In Yegwan-dong, Jung-gu, The Hyoosik and KPEX Asset Management have acquired an officetel development site and are pursuing a hotel conversion.
APAC
  • CapitaLand Acquires ibis Hong Kong Central and Sheung Wan: Singapore’s CapitaLand Investment has acquired the 550-key ibis Hong Kong Central and Sheung Wan from Hong Kong-based Butterfly Hospitality for HKD 2.3 billion, or approximately HKD 4.2 million per key. The hotel occupies 25 floors of a 34-story building on a 999-year leasehold site and is located near Sai Ying Pun Station. After the acquisition, the property is to be converted into student accommodation under The Ascott Limited’s Adoor Suites brand. The deal is a notable example of a downtown hotel being repurposed as an alternative lodging property.
  • KKR Sells 16-Hotel Four Points Flex Portfolio in Japan: KKR has sold a portfolio of 16 Four Points Flex by Sheraton hotels across 11 Japanese cities, including Tokyo, Osaka, Kyoto and Fukuoka, to a global institutional investor. KKR acquired the portfolio from Unizo Holdings in 2024. It then partnered with Marriott to introduce the Four Points Flex brand to the Asia-Pacific region and carried out renovation and repositioning. Asset manager KJRM and operator K+ Hospitality Management will retain their roles after the sale, and the transaction price was not disclosed.
Americas
  • Fort Partners Acquires Tideline Palm Beach Ocean Resort: US-based Fort Partners has acquired the 134-key Tideline Palm Beach Ocean Resort on the Palm Beach, Florida, oceanfront from Jeff Greene. The total price, including furniture and equipment, was reported at USD 150 million. Fort Partners assumed the existing USD 55 million loan, which Madison Realty Capital increased to USD 108 million. Fort Partners owns the adjacent 210-key Four Seasons as well as all other Four Seasons assets in South Florida.
  • The Stockman, Auberge Collection Secures Financing: The Stockman, Auberge Collection, under development in Steamboat Springs, Colorado, has secured a USD 482.5 million loan. Newmark arranged the financing on behalf of Stockman Development, led by Marquee Development, and GoldenTree Asset Management provided the loan. The project recently broke ground at the base of Steamboat Ski Resort. It will comprise a 59-key hotel operated by Auberge Resorts Collection and 95 branded residences.
Europe
  • Leonardo Hotels Acquires Four Former Revo Hotels: Leonardo Hotels, the European division of Fattal Hotel Group, has acquired four hotels in Germany totaling 1,040 keys. The properties previously belonged to Revo Hospitality Group, which filed for insolvency this past January. They are the 336-key H4 Hotel Berlin Alexanderplatz and the 288-key H2 Hotel Berlin Alexanderplatz, both in Berlin, the 250-key H2 Hotel Düsseldorf City and the 166-key Steigenberger Dortmund. The hotels are to be rebranded under the “by Leonardo Hotels” and “Leonardo Smart” labels.
  • Hand Picked Hotels Acquires Four Hotels in the Cotswolds: British owner-operator Hand Picked Hotels has acquired four hotels in the Cotswolds totaling 118 keys from Andrew Brownsword Hotels. The portfolio comprises the 53-key Old Swan & Minster Mill, the 31-key Slaughters Country Inn and the 19-key Slaughters Manor House in Lower Slaughter, and the 15-key Buckland Manor near Broadway. The acquisition expands Hand Picked Hotels’ portfolio to 25 country house and coastal hotels.
