Korea
  • Westin Seoul Parnas: Parnas Hotel officially opened the Westin Seoul Parnas on September 15, 2025, rebranding the former InterContinental Seoul COEX. The hotel features 564 rooms across 8 room types, including a Presidential Suite. With this launch, the company is pursuing business diversification, including a transition into a “global people-care company” and expansion into senior residence operations.
  • Hotel Lotte Operating Cash Flow: Hotel Lotte recorded operating cash flow of approximately KRW 555.4 billion in the first half of 2025, a significant increase from KRW 75.3 billion in the same period last year. The main driver was Lotte Duty Free reducing its inventory of direct purchases related to Chinese daigou (parallel traders). However, the company still posted a net loss, with analysts attributing the improvement largely to accounting changes from inventory reduction.
APAC
  • Hilton and YTL Partnership: Hilton and YTL Hotels are expanding their partnership to introduce new luxury and lifestyle hotel brands in Thailand and Japan. Specifically, Rawai Phuket and Kasara Niseko Village will join the LXR Hotels & Resorts brand, The Green Leaf Niseko Village will be rebranded under Hilton’s Tapestry Collection, and Hinode Hills Niseko Village will transition to the Curio Collection by Hilton.
  • Hannah St. Hotel Melbourne: The newly developed 188-room boutique Hannah St. Hotel has opened in Melbourne’s Southbank district. Developed through a AUD 150 million collaboration between Time & Place, MaxCap Group, TFE Hotels, and construction firm Hickory, the project ties into the AUD 1.7 billion Melbourne Arts Precinct redevelopment, enhancing Southbank’s hotel and tourism infrastructure. The property features neighborhood dining and bar options, a rooftop bar, and event spaces.
Americas
  • Pacifica Hotels Refinancing: The Pacifica Hotels portfolio, comprising 7 hotel assets across the U.S. South and other regions, secured approximately USD 126 million in refinancing from Goldman Sachs and Peachtree. This proactive refinancing strengthens liquidity and enables capital investment for maintenance and profitability improvements.
  • Ashford Hospitality Trust Sells 2 Hotels: Ashford Hospitality Trust sold the Hilton NASA Clear Lake in Houston for USD 27 million and the Residence Inn Evansville in Indiana for USD 6 million. The sale reflects a 1.3% cap rate and a 45.3x EBITDA multiple when factoring in projected capital expenditures, or a 2% cap rate and 28.1x EBITDA multiple excluding CapEx.
Europe
  • Hôtel Cap-Estel Acquisition: Bernard Arnault, chairman of LVMH, acquired the ultra-luxury Hôtel Cap-Estel in Èze on the French Riviera through his family holding company, Financière Agache, for approximately EUR 200 million. The exclusive 20-room property, located on a peninsula between Nice and Monaco, features a restaurant, bar, swimming pool, and meeting facilities. The deal set a record per-room price, highlighting surging global demand for ultra-luxury hotel assets.
  • Dalata Hotel Group Sale: Shareholders of Dalata Hotel Group, Ireland’s largest hotel operator, have approved the acquisition proposal by Pandox and Eiendomsspar. One of the largest hotel transactions in Ireland, the deal is expected to close by November 2025 following Irish High Court approval. The acquisition strengthens Pandox and Eiendomsspar’s presence in Europe, while enabling Dalata to enter a new growth phase under international capital.
