Korea
  • Cheongnyangni SKY-L65 Hotel Changes Hands: Ownership of the 260-key hotel inside the Lotte Castle SKY-L65 landmark tower at Cheongnyangni Station in Seoul’s Dongdaemun District has transferred to Hyundai HAIM Asset Management. Hong Kong-based Phoenix Property Investors participated as a co-investor, marking the firm’s first Seoul lodging property investment since it resumed Korean commercial real estate investment after a 12-year hiatus. The hotel had been scheduled to open as L7 Cheongnyangni by LOTTE in May 2025 but has remained unopened for more than a year amid a construction cost dispute, and Hotel Lotte has indicated it would participate should a tender for the operating brand be held.
  • BlueCove Acquires Polstein, Pursues Hotel Indigo: BlueCove Investment, together with CPPIB, has acquired Polstein Nonhyeon in Nonhyeon-dong, Gangnam District, Seoul, for approximately KRW 147 billion. The asset was placed in a trustee auction after weak pre-sales of its high-end officetel units left its project financing difficult to repay, and following a failed auction the deal was instead concluded through a privately negotiated sale. The two parties plan to convert the building into a lodging property and bring in IHG’s Hotel Indigo, which, if realised, would mark the brand’s first entry into Korea. CPPIB had earlier formed a joint venture with BlueCove worth about KRW 500 billion.

  • YTL and BlackRock Acquire Singapore’s Capri by Fraser for Hotel Stripes Conversion: YTL Hotels and a private fund managed by BlackRock have acquired the 304-key Capri by Fraser China Square on South Bridge Road in Singapore for SGD 330 million, or about SGD 1.1 million per key. The land is held under a 99-year lease running to 2096. The buyers took over operations on 1 October and will convert the property into Hotel Stripes Singapore Chinatown, Autograph Collection, part of Marriott’s portfolio. It marks the first entry of YTL’s own brand into Singapore.
  • GIC Acquires 16 Four Points Hotels in Japan from KKR: The buyer of the 16 Four Points Flex by Sheraton hotels in Japan held by KKR-managed funds has been identified as GIC, Singapore’s sovereign wealth fund. Bloomberg reported the transaction value at approximately JPY 125 billion, while the market had earlier cited a figure of around JPY 200 billion. Centred on assets KKR secured through the 2024 restructuring of Unizo Holdings, the portfolio is spread across 11 cities including Greater Tokyo, Osaka and Kyoto, and has undergone renovation and conversion to the Marriott brand.

  • TKO Proposes Acquisition of Service Properties Trust’s Hotel Portfolio: Service Properties Trust, a listed US REIT, disclosed on 9 October that it had received an unsolicited proposal from TKO Hotels to acquire its entire hospitality portfolio for USD 2.0 billion in all cash. As of the end of June, the company owned 93 hotels with more than 21,000 keys across the United States, Puerto Rico and Canada. The company stated that it had had no prior contact with TKO and explained that its board would review whether the proposal aligns with shareholder interests, and its share price surged about 15% immediately following the disclosure.
  • Choice Hotels Acquires RV Membership Business Harvest Hosts: Choice Hotels International announced on 30 September that it would acquire Harvest Hosts, a membership business for recreational vehicle travel, for an enterprise value of USD 130 million in all cash. The sellers include Stripes, which acquired the company for USD 37 million in 2021, making the sale price roughly 3.5 times the purchase price. Harvest Hosts operates an annual USD 99–179 subscription model offering free overnight vehicle stays at about 11,200 host locations including wineries and farms. It is Choice’s first acquisition outside hotels.
Europe
  • Art-Invest Acquires Frankfurt’s IntercityHotel: Germany’s Art-Invest Real Estate has acquired the 414-key IntercityHotel Frankfurt Hauptbahnhof Süd, located south of Frankfurt’s main station, from CA Immo on behalf of an institutional fund, with the transaction value undisclosed. Opened in 2018, the hotel comprises about 18,700 sqm of lettable area and is leased long term to IntercityHotel GmbH. CA Immo has been divesting hotel assets in order to concentrate on prime offices, and with this sale it has fully exited the hotel sector.
  • Generator Targets Doubling Its Portfolio by 2031: Generator, the Europe-based lifestyle lodging brand, has unveiled new London and Paris locations alongside a target of doubling its portfolio by 2031. In London it has acquired the four-star Novotel London Greenwich, which will convert to Generator London Greenwich from 1 January 2027, with renovation beginning in the spring. In Paris it has signed a management agreement with Covivio to convert an office building in the 13th arrondissement into Generator Paris Place d’Italie.
