Korea
  • Seoul hotel transaction volume up 71% in H1: Foreign capital has been flowing into Seoul’s hotel market, pushing first-half transaction volume to roughly KRW 1.1 trillion, up 71% year-on-year. CapitaLand Investment Management closed the half’s largest deal, acquiring the 576-key, four-star voco Seoul Myeongdong from Gravity Asset Management and TPG Angelo Gordon for approximately KRW 368.6 billion, or about KRW 640 million per key. Tourism recovery and limited new supply continue to underpin investor sentiment.
  • Aurion Asset Management and Goldman Sachs acquire Union Hotel: Foreign capital is expanding its Seoul hotel strategy beyond passive ownership into value-add investing. Aurion Asset Management brought in Goldman Sachs as an investor to acquire the Union Hotel in front of Seonyudo Station in Yeongdeungpo-gu for KRW 53 billion, with plans to expand the property from 96 to 151 keys and introduce Hilton’s Tapestry Collection brand. Foreign visitor arrivals to Korea topped 10 million in the first half of this year.
APAC
  • MIRAI acquires Randor Hotel Kyoto Suites: In Kyoto, Japan, MIRAI Corporation announced the acquisition of the 60-key boutique lodging property Randor Hotel Kyoto Suites for approximately JPY 3.55 billion through Mitsui Bussan and IDERA Partners. Though the price came in below the property’s JPY 4.91 billion appraised value, the deal reflects continued investor demand for small-scale lodging properties in central Kyoto.
  • CapitaLand Ascott Trust acquires Coliwoo Midtown: Singapore’s CapitaLand Ascott Trust announced the acquisition of Coliwoo Midtown, a six-storey, 212-key serviced residence, for SGD 134 million. Under a 10-year master lease with annual rent escalations, the deal secures fixed lease income and reflects portfolio expansion in response to growing demand for serviced residences across Asia.
Americas
  • Ryman acquires Grande Lakes Resort in Orlando: In the US, Ryman Hospitality Properties will acquire the Grande Lakes Resort in Orlando from a Trinity Investments and Elliott Management joint venture for USD 1.38 billion. The 1,592-key resort operates under two brands, the 1,010-key JW Marriott and the 582-key Ritz-Carlton, with Marriott International continuing to manage both properties; the deal is expected to close in the third quarter.
  • Sixth Street acquires Pier House Resort in Key West: Sixth Street, together with Riller Capital, acquired the 142-key Pier House Resort & Spa in Key West, Florida from Braemar Hotels & Resorts for USD 190 million. Braemar also sold the Park Hyatt Beaver Creek Resort & Spa in May, and continues to shrink its portfolio and strengthen its balance sheet after parting ways with its external advisor.
Europe
  • First Sponsor Group acquires Andaz Prinsengracht: In the Netherlands, First Sponsor Group formed an investor consortium to acquire the 122-key Andaz Amsterdam Prinsengracht from Invesco Real Estate for EUR 93.5 million, or roughly EUR 770,000 per key. The asset carries a long-term lease with Hyatt through 2042, and the deal underscores institutional investor interest in central Amsterdam lodging properties.
  • Meliá signs hotel deal in Lerici, Italy: Spain’s Meliá Hotels International signed a franchise agreement with local developer SoGes Group to open an 80–90-key five-star hotel in Lerici on Italy’s Ligurian coast. The property will debut under the top-tier Meliá Collection brand, with opening targeted within 24 months; the deal brings Meliá’s operating hotel count in Italy to 18.
