However, under the Korean Standard Industrial Classification (KSIC), the lodging business also includes subcategories that utilize buildings with uses other than \u201clodging properties\u201d as defined under the Building Act. Lodging Properties in the Narrow Sense<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0f7201e elementor-widget elementor-widget-text-editor\" data-id=\"0f7201e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tUnder the <a href=\"https:\/\/kssc.mods.go.kr:8443\/ksscNew_web\/kssc\/common\/ClassificationContent.do?gubun=1&amp;strCategoryNameCode=001&amp;categoryMenu=007&amp;addGubun=no\" target=\"_blank\" rel=\"nofollow noopener\">KSIC<\/a>, the lodging business is defined as \u201can industrial activity that provides, mainly on a short-term basis (typically under contracts based on number of days of use), various forms of lodging properties, campsites, and camping facilities to the general public or to specific members\u201d. In other words, it is a business that provides \u201cspace\u201d for travelers\u2019 temporary use. The \u201cspace\u201d provided by the lodging business is commonly referred to as \u201clodging properties\u201d.  \t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7ad9532 elementor-widget elementor-widget-text-editor\" data-id=\"7ad9532\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>The most direct definition of lodging properties is the one provided under the Building Act. The Building Act classifies buildings by use into 30 categories, and \u201clodging properties\u201d are one of them. A building\u2019s use classification\u2014i.e., the category of building use\u2014is a factor that determines what types of buildings may be constructed on a given parcel. For example, if a parcel is designated as a \u201cresidential zone,\u201d it is highly likely that a \u201clodging property\u201d will not be permitted.   <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f4f1816 elementor-widget elementor-widget-text-editor\" data-id=\"f4f1816\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>Lodging Properties<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1, Item 15<\/a>)<\/p><ol><li>General Lodging Properties and Residential Lodging Properties (meaning facilities that are required to file a lodging business report pursuant to the main clause of Article 3(1) of the Public Health Control Act and that meet the requirements prescribed and publicly announced by the Minister of Land, Infrastructure and Transport)<\/li><li>Tourist Lodging Properties (tourist hotel, floating hotel, traditional hotel, family hotel, hostel, small hotel, medical hotel, and resort condo)<\/li><li>Multi-living Facilities (meaning those not falling under type 2 neighborhood living facilities)<\/li><li>Other facilities similar to those in items 1 through 3<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-91f1a82 elementor-widget elementor-widget-text-editor\" data-id=\"91f1a82\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>For <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-living\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-living Facilities<\/a>, they are treated as \u201clodging properties\u201d only when they do not fall under type 2 neighborhood living facilities. Specifically, if the floor area used as a multi-living facility is less than 500 square meters, it falls under type 2 neighborhood living facilities; if it is 500 square meters or more, it falls under lodging properties.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-39c38e2 elementor-widget elementor-widget-text-editor\" data-id=\"39c38e2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p style=\"margin-bottom: 5px;\"><strong>Type 2 Neighborhood Living Facilities<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1, Item 4<\/a>)<\/p>\n15.  <span style=\"text-decoration: underline;\">Multi-living Facilities<\/span> (meaning facilities for gosiwon businesses, which are one type of multi-use business under the Special Act on the Safety Control of Publicly Used Establishments, and which satisfy standards publicly announced by the Minister of Land, Infrastructure and Transport, as well as standards on minimum room area, window installation and size, etc. prescribed by building ordinances to create an appropriate residential environment within the scope not violating such announced standards; hereinafter the same applies), where <span style=\"text-decoration: underline;\">the total floor area used for that purpose within the same building is less than 500 square meters<\/span>. \t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-936e3a0 elementor-widget elementor-widget-heading\" data-id=\"936e3a0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">1) General and Residential Lodging Properties<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8159d12 elementor-widget elementor-widget-text-editor\" data-id=\"8159d12\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>In Korea, the law most broadly applicable to the lodging business is the Public Health Control Act, which applies to the general and residential lodging properties operation. The Public Health Control Act sets forth facility standards for covered lodging businesses as follows. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-cba64cd elementor-widget elementor-widget-text-editor\" data-id=\"cba64cd\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p style=\"margin-bottom: 5px;\">Facility and Equipment Standards by Type of <strong>Public Health Business<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B3%B5%EC%A4%91%EC%9C%84%EC%83%9D%EA%B4%80%EB%A6%AC%EB%B2%95%20%EC%8B%9C%ED%96%89%EA%B7%9C%EC%B9%99,20250423,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Rule of the Public Health Control Act, Appendix Table 1<\/a>)<\/p>\nI. General Standards\n<ol>\n \t<li>A public health business establishment must be an independent place, or must be separated (meaning separated by walls, floors, etc.; hereinafter the same applies) or partitioned (meaning divided by partitions, curtains, etc.; hereinafter the same applies) from facilities and equipment used for purposes other than public health businesses.<\/li>\n \t<li>Notwithstanding item 1, in the following cases, the public health business establishment does not need to be separated or partitioned:\n<ul>\n \t<li>Where two or more types of beauty services corresponding to each sub-item of Article 2(1)5 of the Public Health Control Act are operated together (including cases where each service is separately reported under the name of the beauty business operator or jointly reported), all facility and equipment standards required for each business are satisfied, and each facility can be distinguished from one another by lines, ropes, etc.<\/li>\n \t<li>Where a building sanitation management business is operated and the facilities, equipment, etc. necessary for business operations are stored in a space independent from the place of business<\/li>\n \t<li>Where a lodging business is operated in part of a building and a reception desk, lobby facilities, stairs, elevators, entrances, etc. are used jointly<\/li>\n \t<li>Other cases in which separation or partitioning is not required, as recognized by the Minister of Health and Welfare<\/li>\n<\/ul>\n<\/li>\n<\/ol>\nII. Specific Standards \n<ol>\n \t<li>Lodging Business\n<ul>\n \t<li>A residential lodging business must install cooking facilities and facilities for ventilation or windows. If cooking facilities are installed indoors, fixed cooking facilities must be installed in each room or in a communal cooking area.<\/li>\n \t<li>A residential lodging business must install a bathroom or shower room in each guest room. However, a hostel business as prescribed under subparagraph M of item 2 of paragraph 1 of Article 2 of the Enforcement Decree of the Tourism Promotion Act may install shared bathrooms or shower rooms.<\/li>\n \t<li><span style=\"text-decoration: underline;\">Where a lodging business is operated in part of a building, the guest rooms must comprise an independent floor, or there must be 30 or more guest rooms, or the floor area of the place of business must be at least one-third of the building\u2019s total gross floor area<\/span>. However, considering local circumstances, metropolitan cities, special metropolitan cities, special self-governing cities, provinces, and special self-governing provinces may relax the standards on the number of guest rooms and floor area by ordinance. <\/li>\n<\/ul>\n<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5c77822 elementor-widget elementor-widget-text-editor\" data-id=\"5c77822\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>Residential Lodging Properties<\/strong> must have a structure meeting the following standards (<a href=\"https:\/\/www.law.go.kr\/%ED%96%89%EC%A0%95%EA%B7%9C%EC%B9%99\/%EC%83%9D%ED%99%9C%EC%88%99%EB%B0%95%EC%8B%9C%EC%84%A4%EA%B1%B4%EC%B6%95%EA%B8%B0%EC%A4%80\/(2021-1204,20211102)\/%EC%A0%9C3%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 3 of the Residential Lodging Property Building Standards<\/a>)<\/p><ol><li>Must conform to the equipment standards for residential lodging businesses prescribed in Appendix Table 1 of the Enforcement Rule of the Public Health Control Act.<\/li><li>Installation of a front desk and lobby (including public restrooms).<\/li><li>Installation of at least one linen room (for storing bedding, sheets, towels, etc.) per 30 rooms.<\/li><li>Installation of food and beverage facilities (e.g., restaurants) for tourists.<\/li><li>Introduction of a room management (control) system capable of checking room access control and security, to be included in the design documents.<\/li><li>Where balconies are installed for each unit, they must be installed as open-to-the-outside platforms; and when installing balconies, safety facilities to prevent falls must be installed pursuant to Article 17(4) of the Rules on Standards, etc. for Evacuation and Fire Protection Structure of Buildings.<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-32a5f80 elementor-widget elementor-widget-text-editor\" data-id=\"32a5f80\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"color: #c00000;\">[New]<\/span> In a <a href=\"https:\/\/www.molit.go.kr\/USR\/NEWS\/m_71\/dtl.jsp?lcmspage=2&amp;id=95091589\" target=\"_blank\" rel=\"nofollow noopener\">press release<\/a> dated January 5, 2026, the <a href=\"https:\/\/www.molit.go.kr\/portal.do\" target=\"_blank\" rel=\"nofollow noopener\">Ministry of Land, Infrastructure and Transport<\/a> announced that a regulatory sandbox demonstration project had been approved to <span style=\"text-decoration: underline;\">relax the reporting standard for Residential Lodging Businesses\u2014currently set at 30 or more guest rooms\u2014to one guest room<\/span>. Through this, the government expects that a substantial portion of lodging businesses that had been operating illegally through platforms such as Airbnb will be legalized. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-92175cd elementor-widget elementor-widget-text-editor\" data-id=\"92175cd\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Meanwhile, the Public Health Control Act does not contain provisions specifically addressing <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/yeogwan\/\" target=\"_blank\" rel=\"nofollow noopener\">Yeogwan Businesses<\/a>, which constitute one of the subcategories under the KSIC for the operation of general and residential lodging properties. <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/yeogwan\/\" target=\"_blank\" rel=\"nofollow noopener\">Yeogwan Businesses<\/a> and <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/yeoinsuk\/\" target=\"_blank\" rel=\"nofollow noopener\">Yeoinsuk Businesses<\/a> were originally included as subcategories of the lodging business under the former Public Health Act (the predecessor of the Public Health Control Act). These facilities can be shared.<\/li>\n \t<li>Hostels must have cultural and information exchange facilities to provide services to both foreign and domestic tourists.<\/li>\n \t<li>Medical hotels must secure ownership or usage rights of the land and buildings.<\/li>\n<\/ul>\n<\/li>\n \t<li><a href=\"https:\/\/lobin.co\/en\/literacy\/term\/small-hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">Small Hotel Business<\/a>\n<ul>\n \t<li>Small Hotels must have <span style=\"text-decoration: underline;\">20 to 30 rooms<\/span>, each equipped with a bathroom or shower facilities.<\/li>\n \t<li><span style=\"text-decoration: underline;\">The total area of amenities must not exceed 50% of the building&#8217;s total floor area<\/span>.<\/li>\n \t<li>The small hotel must have at least two types of amenities. Provided, however, that no singalong bar business under Article 21, Subparagraph 8, Item (c) of the Enforcement Decree of the Food Sanitation Act, entertainment bar business under Item (d) of the same subparagraph, nor facilities for speculative activities under Article 2, Subparagraph 1 of the Act on Special Cases Concerning the Regulation and Punishment of Speculative Activities, etc., shall be installed.<\/li>\n \t<li>A system shall be in place to provide services to foreign tourists, including the provision of breakfast and the employment of staff proficient in foreign languages.<\/li>\n \t<li>Must secure ownership or usage rights of the land and building. However, ownership must be secured if recruiting members.<\/li>\n<\/ul>\n<\/li>\n \t<li><a href=\"https:\/\/lobin.co\/en\/literacy\/term\/medical-hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">Medical Hotel Business<\/a>\n<ul>\n \t<li>Each room must have cooking facilities that can be used by medical tourists, or communal kitchens must be installed on each floor.<\/li>\n \t<li>There must be <span style=\"text-decoration: underline;\">at least 20 rooms<\/span> equipped with bathrooms or shower facilities.<\/li>\n \t<li>The area of each guestroom must be <span style=\"text-decoration: underline;\">at least 19 square meters<\/span>.<\/li>\n \t<li>Facilities where businesses are operated pursuant to Subparagraphs 13, 22, 23, and 26 of Article 9 of the Educational Environment Protection Act shall not be established as auxiliary facilities.<\/li>\n \t<li>The hotel must have a system in place to facilitate convenient access for medical tourists.<\/li>\n \t<li>A system shall be in place to provide services to foreign nationals, including the employment of personnel proficient in foreign languages.<\/li>\n \t<li>Medical Hotel Properties (referring to facilities excluding medical institutions in cases where medical institutions are installed as auxiliary facilities of the medical hotel pursuant to Article 3(1) of the Medical Service Act) shall be separated from medical institution facilities. In this case, necessary matters concerning the separation shall be determined and publicly notified by the Minister of Culture, Sports and Tourism. <\/li>\n \t<li>Medical hotels must secure ownership or usage rights of the land and buildings.<\/li>\n \t<li>To register as a medical hotel operator, the applicant must be a foreign patient-attracting medical institution or agency that meets the following criteria:\n<ol style=\"list-style: lower-roman;\">\n \t<li>For Foreign Patient-Attracting Medical Institutions:\n<ol style=\"list-style: lower-alpha;\">\n \t<li>The aggregate number of patients for the preceding year (referring to the year immediately preceding the year in which the date of application for registration falls; hereinafter the same) or the aggregate number of patients for the one-year period immediately preceding the date of application for registration shall exceed 500, when calculated based on the business performance reported to the Minister of Health and Welfare pursuant to Article 11 of the Act on Support for Overseas Medical Expansion and Attraction of Foreign Patients. (In cases where there are two or more medical institutions attracting foreign patients, &#8216;aggregate number of patients&#8217; refers to the combined total of patients from each institution; hereinafter the same.) If located in Seoul, the number must exceed 3,000.<\/li>\n \t<li>In the case of a medical corporation pursuant to Article 33(2)3 of the Medical Service Act, it shall satisfy the requirements of (a) and shall not register jointly with a founder of another medical institution attracting foreign patients or with a facilitator.<\/li>\n \t<li>In cases where a non-profit corporation (limited to cases where it is a founder of a medical institution attracting foreign patients), for which the founder of a medical institution attracting foreign patients has contributed 30 percent or more of the assets for its establishment and has become the largest contributor, does not satisfy the criteria under (a), the said founder who is the largest contributor shall satisfy the criteria under (a).<\/li>\n<\/ol>\n<\/li>\n \t<li>For Agencies:\n<ol style=\"list-style: lower-alpha;\">\n \t<li>The actual number of patients (referring to the combined total of the actual number of patients in cases where two or more facilitators register jointly; hereinafter the same) for the preceding year or for the one-year period immediately preceding the date of application for registration shall exceed 200, when calculated based on the business performance reported to the Minister of Health and Welfare pursuant to Article 11 of the Act on Supporting of Overseas Expansion of Medical Services and Attraction of International Patients.<\/li>\n \t<li>In cases where a corporation (limited to a facilitator), in which a founder of a medical institution attracting foreign patients holds 30 percent or more of the equity or shares and is the largest contributor, does not satisfy the criteria under (a), the said founder of the medical institution, who is the largest contributor, shall satisfy the criteria under (i) (a).<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<\/li>\n<\/ul>\n<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c8c96ea elementor-widget elementor-widget-text-editor\" data-id=\"c8c96ea\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tRegistration Criteria for <strong>Resort Condo Business<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B4%80%EA%B4%91%EC%A7%84%ED%9D%A5%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20250828,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Tourism Promotion Act, Appendix Table 1(3)<\/a>)\n<ol>\n \t<li>Guestroom\n<ul>\n \t<li>There must be <span style=\"text-decoration: underline;\">at least 30 rooms<\/span> within the same complex. Provided, however, that in the case of applying for registration pursuant to Article 3 (1) during the period from July 1, 2016, to June 30, 2018, or from July 1, 2024, to June 30, 2026, <span style=\"text-decoration: underline;\">the number of guest rooms shall be 20 or more<\/span>.<\/li>\n \t<li>The facility must be equipped with the necessary amenities for tourists to cook, stay, and sleep. Provided, however, that in cases <span style=\"text-decoration: underline;\">where cooking facilities such as a communal kitchen are provided outside the guest rooms for use by tourists, cooking facilities may not be installed in guest rooms within a limit of 30 percent of the total number of guest rooms<\/span> (in the case of an urban area under Article 6, Subparagraph 1 of the National Land Planning and Utilization Act, if a ratio is determined by municipal ordinance within the range of not more than 30 percent of the total guest rooms, such ratio shall apply).<\/li>\n<\/ul>\n<\/li>\n \t<li>Retail Shops, etc.: A convenience store or a simple retail stall shall be provided. If the complex consists of multiple buildings, a communal installation is acceptable.<\/li>\n \t<li>Cultural and Sports Spaces: Be equipped with at least one facility among performance halls, exhibition halls, art galleries, museums, swimming pools, tennis courts, soccer fields, basketball courts, or other cultural and sports spaces suitable for use by tourists. If the complex consists of multiple buildings, a communal installation is acceptable. However, resort condos within a tourist district, tourist complex, or general resort complex are not required to install these spaces.<\/li>\n \t<li>Must secure ownership or usage rights of the land and building. However, for unit sales or membership recruitment, ownership must be secured.<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4af40ac elementor-widget elementor-widget-heading\" data-id=\"4af40ac\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">3) Multi-living Facility<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2f1fe75 elementor-widget elementor-widget-text-editor\" data-id=\"2f1fe75\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-living\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-living Facilities<\/a>, commonly known as gosiwons, may be classified as either type-2 neighborhood living facilities or lodging properties depending on the floor area used. Regardless of the classification, the following facility standards apply commonly to both. Fundamentally, these requirements are focused on ensuring the safety of users. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-fb353fb elementor-widget elementor-widget-text-editor\" data-id=\"fb353fb\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>A <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-living\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-Living Facility<\/a> shall be a structure that qualifies as a <strong>Gosiwon<\/strong> under the category of multi-use businesses pursuant to the Special Act on the Safety Control of Publicly Used Establishments, and shall have a structure that complies with each of the following standards. (<a href=\"https:\/\/www.law.go.kr\/%ED%96%89%EC%A0%95%EA%B7%9C%EC%B9%99\/%EB%8B%A4%EC%A4%91%EC%83%9D%ED%99%9C%EC%8B%9C%EC%84%A4%EA%B1%B4%EC%B6%95%EA%B8%B0%EC%A4%80\/(2021-951,20210714)\/%EC%A0%9C2%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 2 of the Building Standards for Multi-Living Facilities<\/a>)<\/p><ol><li>Do not install cooking facilities or bathtubs in each room (showers are permitted).<\/li><li>Multi-living facilities (excluding common facilities) should not be located in the basement.<\/li><li>Each room should be equipped with facilities for studying (e.g., desks).<\/li><li>Install common facilities within the facility (e.g., laundry rooms, lounges, cooking facilities).<\/li><li>In floors above the second floor, if there is a window that can be opened (minimum 0.5 square meters) less than 1.2 meters from the floor, install a railing or similar safety feature at least 1.2 meters high to prevent falls.<\/li><li>Minimum corridor widths should be 1.2 meters for single-loaded corridors and 1.5 meters for double-loaded corridors.<\/li><li>For the prevention of noise between individual rooms, the structure shall comply with the standards for partition wall structures and related requirements prescribed in Article 19 of the Rules on Standards for Evacuation and Fire-Protection Structures of Buildings, as well as with the structural standards for preventing inter-floor impact noise.<\/li><li>In order to prevent crime and to create a safe living environment, the building shall comply with the Crime Prevention Through Environmental Design (CPTED) building standards.<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-57820e7 elementor-widget elementor-widget-heading\" data-id=\"57820e7\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">2. Lodging Properties in the Broad Sense<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4cbf21a elementor-widget elementor-widget-text-editor\" data-id=\"4cbf21a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tUnder the <a href=\"https:\/\/kssc.mods.go.kr:8443\/ksscNew_web\/kssc\/common\/ClassificationContent.do?gubun=1&amp;strCategoryNameCode=001&amp;categoryMenu=007&amp;addGubun=no\" target=\"_blank\" rel=\"nofollow noopener\">KSIC<\/a>, among the subcategories of the lodging industry, there are certain categories that use buildings designated for purposes other than lodging properties under the Building Act. Representative examples include the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Minbak Business<\/a> and the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/campsite\/\" target=\"_blank\" rel=\"nofollow noopener\">Campsite Business<\/a>. The <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Minbak Business<\/a> uses single-family houses or multi-family housing as defined under the Building Act, while the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/campsite\/\" target=\"_blank\" rel=\"nofollow noopener\">Campsite Business<\/a> uses <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/campsite\/\" target=\"_blank\" rel=\"nofollow noopener\">Campsite Facilities<\/a> as prescribed by the Building Act. \t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-03bb548 elementor-widget elementor-widget-heading\" data-id=\"03bb548\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">1) Single-Family House and Multi-Family Housing<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-23d992a elementor-widget elementor-widget-text-editor\" data-id=\"23d992a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<strong>Single-family House<\/strong> [Including family daycare centers, group homes, local children&#8217;s centers, community childcare rooms (referring to community childcare rooms under Article 19 of the Childcare Support Act; hereinafter the same), small libraries (referring to small libraries under Article 4, Paragraph 2, Subparagraph 1 (a) of the Library Act, provided that they are installed on the first floor of the relevant house; hereinafter the same), and senior welfare facilities (excluding senior welfare housing) that take the form of a single-family house] (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1(1)<\/a>)\n<ol>\n \t<li>Detached Homes<\/li>\n \t<li>Multi-user Houses: Houses that satisfy all of the following requirements:\n<ul>\n \t<li>Designed for long-term residence by multiple individuals, such as students or employees;<\/li>\n \t<li>Do not constitute independent dwelling units (individual rooms may be equipped with bathrooms, but cooking facilities are not installed);<\/li>\n \t<li><span style=\"text-decoration: underline;\">The total floor area used as housing in a single building (excluding any attached parking areas; the same applies hereinafter) does not exceed 660 square meters<\/span>, and <span style=\"text-decoration: underline;\">the number of floors used for housing purposes (excluding basement levels) does not exceed three<\/span>. Where all or part of the first floor is constructed in a pilotis structure and used as a parking area, and the remaining portion is used for purposes other than housing (limited to residential use), such floor shall be excluded from the number of residential floors; <\/li>\n \t<li>Meet standards prescribed by local building ordinances regarding minimum room size, installation and size of windows, and other requirements necessary to ensure an appropriate residential environment.<\/li>\n<\/ul>\n<\/li>\n \t<li>Multi-unit Houses: Houses that satisfy all of the following requirements and do not fall under the category of multi-family housing:\n<ul>\n \t<li><span style=\"text-decoration: underline;\">The number of floors used for housing purposes (excluding basement levels) does not exceed three<\/span>. Where all or part of the first floor is constructed in a pilotis structure and used as a parking area, and the remaining portion is used for purposes other than housing (limited to residential use), such floor shall be excluded from the number of residential floors; <\/li>\n \t<li><span style=\"text-decoration: underline;\">The total floor area used as housing in a single building does not exceed 660 square meters<\/span>;<\/li>\n \t<li>Capable of accommodating <span style=\"text-decoration: underline;\">no more than 19 households (referring to the total number of households per building within the same site)<\/span>.<\/li>\n<\/ul>\n<\/li>\n \t<li>Official Residence<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b8d71a8 elementor-widget elementor-widget-text-editor\" data-id=\"b8d71a8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>Multi-family Housing<\/strong> [Including family daycare centers, group homes, local children\u2019s centers, community childcare rooms, small libraries, senior welfare facilities (excluding senior welfare housing), and apartment-type housing pursuant to Article 10 (1) 1 of the Enforcement Decree of the Housing Act, which take the form of multi-family housing]. Provided, however, that when calculating the number of floors in Item 1 or 2, if the entire first floor is constructed in a piloti structure and used as a parking lot, the piloti portion shall be excluded from the number of floors; when calculating the number of floors in Item 3, if all or part of the first floor is constructed in a piloti structure and used as a parking lot while the remaining portion is used for purposes other than housing (limited to residential purposes), such floor shall be excluded from the number of floors of the house; and when calculating the number of floors under the provisions of Items 1 through 4, any basement floor shall be excluded from the number of floors of the house. (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1(2)<\/a>)<\/p><ol><li>Apartments: Housing buildings with <span style=\"text-decoration: underline;\">five or more stories used for residential purposes<\/span>.<\/li><li>Row Houses: Housing buildings with a <span style=\"text-decoration: underline;\">total floor area exceeding 660 square meters per building (where two or more buildings are connected by an underground parking structure, each building is considered separately) and with four stories or fewer<\/span>.<\/li><li>Multi-household Houses: Housing buildings with a <span style=\"text-decoration: underline;\">total floor area of 660 square meters or less per building and with four stories or fewer<\/span> (where two or more buildings are connected by an underground parking structure, each building is considered separately).<\/li><li>Dormitories: Buildings that fall under any of the following and satisfy the standards for spatial composition, scale, etc., as determined and publicly notified by the Minister of Land, Infrastructure and Transport; provided, however, that individual rooms under strata ownership shall be excluded. <ul><li>General Dormitory: used for students or employees of a school or factory, etc., where <span style=\"text-decoration: underline;\">households using common cooking facilities constitute 50% or more of total households<\/span> (including student welfare housing under Article 27(2) of the Framework Act on Education)<\/li><li>Leased Dormitory: used for rental business by a public housing project operator under the Special Act on Public Housing or a rental business operator under the Special Act on Private Rental Housing, where there are <span style=\"text-decoration: underline;\">at least 20 rooms provided for rental purposes and households using common cooking facilities constitute 50% or more of total households<\/span><\/li><\/ul><\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-cfce3bf elementor-widget elementor-widget-heading\" data-id=\"cfce3bf\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">2) Rural Minbak<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-47724a3 elementor-widget elementor-widget-text-editor\" data-id=\"47724a3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Among <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Minbak Businesses<\/a>, <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/rural-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Rural Minbak<\/a> may use, among <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/single-family\/\" target=\"_blank\" rel=\"nofollow noopener\">Single-family Houses<\/a> under the Building Act, detached homes and multi-unit houses with a gross floor area of less than 230 square meters.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5e95227 elementor-widget elementor-widget-text-editor\" data-id=\"5e95227\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>A person who intends to operate a <strong>Rural Minbak Business<\/strong> must satisfy all of the following requirements. (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9\/%EB%86%8D%EC%96%B4%EC%B4%8C%EC%A0%95%EB%B9%84%EB%B2%95\/(20260102,21065,20251001)\/%EC%A0%9C86%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 86(2) of the Agricultural and Fishing Villages Improvement Act<\/a>)<\/p><ol><li>Must be a resident of a rural or semi-rural area.<\/li><li>The person must have continuously resided for at least six (6) months in the relevant si\/gun\/gu having jurisdiction over the rural area or semi-rural area (excluding a person who has inherited a house that is being used for a rural minbak business).<\/li><li>The house must be <span style=\"text-decoration: underline;\">a Single-family House<\/span> under Article 2(2)1 of the Building Act in which the reporting person resides (meaning <span style=\"text-decoration: underline;\">a Detached Home and a Multi-unit House<\/span> under Appendix Table 1 of the Enforcement Decree of the same Act; hereinafter the same). <\/li><li>The house must be a <span style=\"text-decoration: underline;\">Single-family House<\/span> directly owned by the reporting person.<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-aea757d elementor-widget elementor-widget-text-editor\" data-id=\"aea757d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Scale and Facility Standards for <strong>Rural Minbak Businesses<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EB%86%8D%EC%96%B4%EC%B4%8C%EC%A0%95%EB%B9%84%EB%B2%95%20%EC%8B%9C%ED%96%89%EA%B7%9C%EC%B9%99,20251226,%EB%B3%84%ED%91%9C3)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Rule of the Agricultural amd Fishing Villages Improvement Act, Appendix Table 3<\/a>)<\/p><p style=\"margin: 5px 0;\">I. Business Scale: The <span style=\"text-decoration: underline;\">gross floor area of the house must be less than 230 square meters<\/span>. However, where the house is designated as a designated cultural heritage under Article 2(2) of the Cultural Heritage Protection Act, no limitation on scale applies. <\/p><p>II. Facility Standards <\/p><ol><li>Basic Facilities<ul><li>Install a fire extinguisher, stand-alone alarm-type detector, and portable emergency light, as prescribed in Appendix Table 1 of the Enforcement Decree of the Act on Fire Prevention and Installation, Maintenance and Safety Control of Fire-Fighting Facilities.<\/li><li>If the gross floor area is 150 square meters or less, install guidance signs under Appendix Table 1 of the same Enforcement Decree; if the gross floor area exceeds 150 square meters, install evacuation-route guide lights, respectively, under the same table.<\/li><li>For buildings with a gross floor area exceeding 150 square meters and three (3) or more stories, install, from the third floor, an emergency descending device (evacuation apparatus) in each guest room, as prescribed in Appendix Table 1 of the same Enforcement Decree.<\/li><\/ul><\/li><li>Breakfast-Serving Facilities (only where breakfast is provided)<ul><li>Provide facilities such as refrigerators for storing food ingredients.<\/li><li>If food is cooked, provide facilities to cook and wash hygienically.<\/li><li>Install ventilation facilities in the kitchen, unless natural ventilation is possible through windows.<\/li><li>Provide facilities capable of supplying tap water (meaning water supplied by a water supply system under Article 3(5) of the Water Supply and Waterworks Installation Act and by a small-scale water supply facility under Article 3(14) of the same Act) or groundwater meeting the drinking-water quality standards under Article 5 of the Drinking Water Management Act.<\/li><\/ul><p>\u203b In addition to the requirements in items A through D above, additional facility standards may be separately prescribed by the mayor, county governor, or head of a district.<\/p><\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-65f1a7c elementor-widget elementor-widget-heading\" data-id=\"65f1a7c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">3) Urban Minbak and Hanok Stay<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7da0ad1 elementor-widget elementor-widget-text-editor\" data-id=\"7da0ad1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Meanwhile, among <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Minbak Businesses<\/a>, <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Urban Minbak<\/a> may use, within a gross floor area of less than 230 square meters, (i) a detached home or a multi-unit house among <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/single-family\/\" target=\"_blank\" rel=\"nofollow noopener\">Single-family Houses<\/a> under the Building Act, or (ii) an apartment, a row house, or a multi-household house among <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-family\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-family Housing<\/a> under the Building Act. In contrast, a <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hanok-stay\/\" target=\"_blank\" rel=\"nofollow noopener\">Hanok Stay Business<\/a> must use a hanok under the Act on Value Enhancement of Hanok and Other Architectural Assets, regardless of the building-use classification under the Building Act, and likewise must be operated within a gross floor area of less than 230 square meters. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-32d618d elementor-widget elementor-widget-text-editor\" data-id=\"32d618d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>A <strong>Foreign Tourist Urban Minbak Business<\/strong> means a business in which a resident of an urban area under Article 6(1) of the National Land Planning and Utilization Act (excluding rural areas and semi-rural areas under the Agricultural amd Fishing Villages Improvement Act; hereinafter the same in this Article) uses one of the following types of housing in which the resident resides to provide foreigners with appropriate facilities and offer lodging, meals, etc. so that foreign tourists may experience Korean home culture (including cases where, pursuant to an urban regeneration activation plan under Article 2(6) of the Special Act on the Promotion of and Support for Urban Regeneration, a village enterprise under Article 2(9) of the same Act provides lodging and meals primarily to foreign tourists and, to the extent that it does not interfere with foreign tourists\u2019 use, provides lodging and meals to domestic tourists visiting the area so that they can experience the area\u2019s distinctive culture). (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9\/%EA%B4%80%EA%B4%91%EC%A7%84%ED%9D%A5%EB%B2%95%EC%8B%9C%ED%96%89%EB%A0%B9\/(20250828,35716,20250826)\/%EC%A0%9C2%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 2(1)3(b) of the Enforcement Decree of the Tourism Promotion Act<\/a>)<\/p><ol><li><span style=\"text-decoration: underline;\">A Detached Home or a Multi-unit House<\/span> under Appendix Table 1, Item 1(a) or 1(c) of the Enforcement Decree of the Building Act<\/li><li><span style=\"text-decoration: underline;\">An Apartment, a Row House, or a Multi-househole House<\/span> under Appendix Table 1, Item 2(a), 2(b), or 2(c) of the Enforcement Decree of the Building Act<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-945dd14 elementor-widget elementor-widget-text-editor\" data-id=\"945dd14\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p style=\"margin-bottom: 5px;\">Registration Standards for <strong>Tourist Convenience Facility Businesses<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B4%80%EA%B4%91%EC%A7%84%ED%9D%A5%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20250828,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Tourism Promotion Act, Appendix Table 1, Item 4<\/a>)<\/p><p>F. <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">Foreign Tourist Urban Minbak Business<\/a><\/p><ol><li><span style=\"text-decoration: underline;\">The total floor area of the house must be less than 230 square meters<\/span>.<\/li><li>The business must be capable of providing foreign language guide services.<\/li><li>At least one fire extinguisher must be installed, and each guestroom must have standalone smoke detectors and carbon monoxide detectors (only if individual heating systems are installed).<\/li><\/ol><p>G. <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hanok-stay\/\" target=\"_blank\" rel=\"nofollow noopener\">Hanok Stay Business<\/a><\/p><ol><li>The hanok must be a hanok that conforms to standards prescribed and publicly announced by the Minister of Land, Infrastructure and Transport pursuant to Article 27 of the Act on the Promotion of Architectural Assets such as Hanoks; provided, however, that this does not apply to hanoks designated or registered as cultural heritage or natural heritage under the relevant laws on the preservation and use of cultural heritage, modern cultural heritage, or natural heritage, or hanoks registered as excellent architectural assets pursuant to Article 10 of the Act on Value Enhancement of Hanok and Other Architectural Assets. <\/li><li><span style=\"text-decoration: underline;\">The total floor area of spaces used for lodging and convenience facilities must be less than 230 square meters<\/span>. However, this does not apply to hanoks that meet any of the following conditions:<ul><li>Hanoks designated or registered as cultural heritage or natural heritage under the relevant laws<\/li><li>Hanoks registered as excellent architectural assets pursuant to Article 10 of the Act on Value Enhancement of Hanok and Other Architectural Assets<\/li><li>Hanoks in a hanok village, traditional houses (gotaek), and other hanoks prescribed by ordinance of a special self-governing city, special self-governing province, si\/gun\/gu, etc.<\/li><\/ul><\/li><li>Convenience facilities such as bathrooms or showers must be provided to prevent inconvenience of guests during lodging experiences.<\/li><li>At least one fire extinguisher must be installed inside or around guestrooms, and if lodging experiences are provided, each guestroom must be equipped with standalone fire detectors and carbon monoxide detectors (applicable only if heating equipment is installed individually).<\/li><li>Where cooking facilities are installed, they must be installed and managed in compliance with the standards under the City Gas Business Act, the Act on the Safety Control of and Business of Liquefied Petroleum Gas, the Act on Fire Prevention and Safety Control, the Act on the Installation and Management of Fire-Fighting Facilities, and other relevant laws and regulations.<\/li><li>Facilities must be provided to supply tap water (as defined under Article 3(5) of the Water Supply and Waterworks Installation Act and Article 3(14) of the same Act) or other drinking water that meets the drinking-water quality standards under Article 5(3) of the Drinking Water Management Act.<\/li><li>A system must be in place to disinfect guest rooms, reception desks, lobby facilities, corridors, stairs, bathrooms, shower facilities, wash facilities, and toilets at least once per month.<\/li><li>Conditions must allow for regular cleaning of guestrooms and bathrooms and regular washing of bedding.<\/li><li>Facilities for ventilation must be provided. However, this does not apply if natural ventilation is possible through windows.<\/li><li>The raw water for bathrooms must meet the bath-water quality standards under Article 4(2) of the Public Health Control Act.<\/li><li>A manager capable of managing the hanok must be present during business hours.<\/li><li>If lodging experiences are provided, a rate chart must be posted at the reception desk or on the website, and the posted rates must be observed.<\/li><\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bf7899c elementor-widget elementor-widget-heading\" data-id=\"bf7899c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">4) Campsite<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0c9e869 elementor-widget elementor-widget-text-editor\" data-id=\"0c9e869\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Although the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/campsite\/\" target=\"_blank\" rel=\"nofollow noopener\">Campsite Business<\/a> is a subcategory of the lodging business under the KSIC, the facilities used are Campsite Facilities, not lodging properties under the Building Act. In fact, because campsites generally provide land rather than buildings, the Building Act applies only in a limited manner. Accessory buildings provided for user convenience\u2014such as management buildings, toilets, shower rooms, shelters, and cooking facilities\u2014are subject to the Building Act.  <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-711bc64 elementor-widget elementor-widget-text-editor\" data-id=\"711bc64\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p style=\"margin-bottom: 5px;\"><strong>Campsite Facilities<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1, Item 29<\/a>)<\/p>\nCampsite facilities under the Tourism Promotion Act where the total floor area used for purposes such as a <span style=\"text-decoration: underline;\">management building, toilets, shower rooms, shelters, and cooking facilities is less than 300 square meters<\/span>. \t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0828b22 elementor-widget elementor-widget-text-editor\" data-id=\"0828b22\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tC. <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/campsite\/\" target=\"_blank\" rel=\"nofollow noopener\">Campsite Business<\/a> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B4%80%EA%B4%91%EC%A7%84%ED%9D%A5%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20250828,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Tourism Promotion Act, Appendix Table 1, Item 4<\/a>)\n<ol>\n \t<li>Common Standards\n<ul>\n \t<li>It must be located in a safe area with no risk of flooding, erosion, isolation, landslides, or falling rocks.<\/li>\n \t<li>A facility layout, usage instructions, and emergency response guidelines must be posted in a visible location for users.<\/li>\n \t<li>Facilities or equipment must be provided to alert users in case of an emergency.<\/li>\n \t<li>Adequate fire extinguishers must be secured and placed in visible locations, considering the size of the campsite.<\/li>\n \t<li>Evacuation shelters and routes must be secured inside or outside the campsite to prepare for emergencies.<\/li>\n \t<li>Managers familiar with emergency response procedures must be present during the open hours of the campsite.<\/li>\n \t<li>Campsite facilities must be installed with minimal alteration to the natural ecosystem and landscape. The types of facilities that can be installed in the campsite are determined by the Ministry of Culture, Sports and Tourism.<\/li>\n \t<li>The <span style=\"text-decoration: underline;\">total floor area of buildings installed in the campsite (meaning buildings under Article 2(1)2 of the Building Act; hereinafter the same in this item) must be less than 10% of the total campsite area<\/span>. However, this limitation does not apply where a campsite business is operated using closed-school property (where there is no increase in the site area of the existing closed-school property), meaning facilities formerly used for educational activities and other property of a school under Article 2 of the Elementary and Secondary Education Act that has been closed due to factors such as a decline in student numbers or school consolidation. <\/li>\n \t<li>Notwithstanding items G and H, where a campsite is installed in a <span style=\"text-decoration: underline;\">conservation management area<\/span> under Article 36(1)2(a) of the National Land Planning and Utilization Act or in a <span style=\"text-decoration: underline;\">conservation green area<\/span> under Article 30(4)(a) of the Enforcement Decree of the same Act, all of the following requirements must be met. However, where a campsite business is operated using closed-school property (only where there is no increase in site area of the existing closed-school property) and there is no new construction or extension of buildings and no new construction or expansion of an access road to the campsite entrance, the standards in 1) and 2) do not apply. \n<ul style=\"list-style: lower-roman;\">\n \t<li><span style=\"text-decoration: underline;\">The total area of the campsite must be less than 10,000 square meters<\/span>.<\/li>\n \t<li><span style=\"text-decoration: underline;\">The total floor area of buildings installed in the campsite must be less than 300 square meters and less than 10% of the total campgsite area<\/span>.<\/li>\n \t<li>Where a campgsite is located within a drainage district under Article 15(1) of the Sewerage Act, when the use of a public sewer system commences pursuant to Article 27 of the same Act, sewage from the drainage district must be introduced into the public sewer system; provided, however, that this does not apply where Article 28 of the Sewerage Act applies. <\/li>\n \t<li>The campsite boundary must be landscaped to minimize environmental and landscape impact.<\/li>\n \t<li>The campsite must be designed to prevent damage such as slope collapse and soil erosion.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n \t<li>Specific Standards\n<ul>\n \t<li>General Campsite Business\n<ul style=\"list-style: lower-roman;\">\n \t<li>The space for setting up camping tents must be <span style=\"text-decoration: underline;\">at least 15 square meters per tent<\/span>.<\/li>\n \t<li>Sewerage facilities and toilets must be available to prevent inconvenience for campers.<\/li>\n \t<li>Roads must be secured to transport users in case of emergencies.<\/li>\n<\/ul>\n<\/li>\n \t<li>Auto Campsite Business\n<ul style=\"list-style: lower-roman;\">\n \t<li>A camping space of <span style=\"text-decoration: underline;\">at least 50 square meters per vehicle<\/span> (a space where a vehicle can be parked and camping equipment can be set up next to it) should be provided.<\/li>\n \t<li>Must be equipped with water and sewer facilities, electrical facilities, toilets, and cooking facilities appropriate for the capacity so that camping is not inconvenient.<\/li>\n \t<li>Must secure at least a one-lane road up to the campsite entrance; where only a one-lane road is secured, must also secure, at appropriate locations, spaces where vehicles can pass each other.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n \t<li>Special Provisions on the Standards in 1 and 2\n<ul>\n \t<li>Notwithstanding 1 and 2, where a campground business is to be operated meeting both requirements i and ii below, the standards in B and C apply:\n<ul style=\"list-style: lower-roman;\">\n \t<li>Where a <span style=\"text-decoration: underline;\">campsite business is to be operated only for a period of up to four (4) months per year<\/span> at a beach under Article 2(1) of the Act on the Use and Management of Beaches, or at an amusement park under Article 2(1)2 of the Enforcement Decree of the National Land Planning and Utilization Act; If a single-lane road is used, adequate passing areas for vehicles must be provided at suitable locations.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-fed7c5e elementor-widget elementor-widget-heading\" data-id=\"fed7c5e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">5) Training Facility<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8ff80e3 elementor-widget elementor-widget-text-editor\" data-id=\"8ff80e3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>The <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/training-facility\/\" target=\"_blank\" rel=\"nofollow noopener\">Youth Training Facility Operation<\/a> does not fall under the lodging business as defined by the KSIC, nor are the facilities used classified as lodging properties under the Building Act. However, <a href=\"https:\/\/www.parktel.co.kr\/\" target=\"_blank\" rel=\"nofollow noopener\">the nature of their business operations overlaps in certain respects with those of the lodging business<\/a>. Under the KSIC, the youth training facility operation is categorized as a sub-classification of educational services business, and the facilities used are classified as <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/training-facility\/\" target=\"_blank\" rel=\"nofollow noopener\">Training Facilities<\/a> under the Building Act.  <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c59e1c4 elementor-widget elementor-widget-text-editor\" data-id=\"c59e1c4\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>Training Facility<\/strong> (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9%EB%B3%84%ED%91%9C%EC%84%9C%EC%8B%9D\/(%EA%B1%B4%EC%B6%95%EB%B2%95%20%EC%8B%9C%ED%96%89%EB%A0%B9,20251001,%EB%B3%84%ED%91%9C1)\" target=\"_blank\" rel=\"nofollow noopener\">Enforcement Decree of the Building Act, Appendix Table 1 (12)<\/a>)<\/p><ol><li>Neighborhood Training Facilities (meaning youth training pavilions, youth cultural centers, underline;\">youth training centers, youth campsites<\/span>, and other similar facilities pursuant to the Youth Activity Promotion Act).<\/li><li><span style=\"text-decoration: underline;\">Youth Hostels<\/span> pursuant to the Youth Activity Promotion Act<\/li><li>Campsite facilities under the Tourism Promotion Act that do not fall under Item Instead, the Housing Act separately classifies dormitories, multi-living facilities, senior welfare housing, and officetels as <strong>Quasi-housing<\/strong>. <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ecde181 elementor-widget elementor-widget-text-editor\" data-id=\"ecde181\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><strong>Quasi-housing<\/strong> means buildings other than housing, together with their appurtenant land, that are <span style=\"text-decoration: underline;\">capable of being used as residential facilities<\/span>, the scope and types of which shall be prescribed by Presidential Decree. (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9\/%EC%A3%BC%ED%83%9D%EB%B2%95%EC%8B%9C%ED%96%89%EB%A0%B9\/(20260102,35991,20251230)\/%EC%A0%9C4%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 4 of the Enforcement Decree of the Housing Act<\/a>)<\/p><ol><li><a href=\"https:\/\/lobin.co\/en\/literacy\/term\/dormitory\/\" target=\"_blank\" rel=\"nofollow noopener\">Dormitories<\/a> pursuant to Appendix Table 1, Item 2(d) of the Enforcement Decree of the Building Act.<\/li><li><a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-living\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-living Facilities<\/a><span style=\"color: #c00000;\">*<\/span> pursuant to Appendix Table 1, Item 4(h) and Item 15(d) of the Enforcement Decree of the Building Act.<\/li><li>Senior Welfare Housing among senior welfare facilities pursuant to Appendix Table 1, Item 11(b) of the Enforcement Decree of the Building Act, as referred to in Article 32(1)3 of the Welfare of Senior Citizens Act.<\/li><li>Officetels pursuant to Appendix Table 1, Item 14(b)2) of the Enforcement Decree of the Building Act.<\/li><\/ol><p><span style=\"color: #c00000;\">*<\/span> Including multi-living facilities falling under type 2 neighborhood living facilities and multi-living facilities falling under lodging facilities.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f55d897 elementor-widget elementor-widget-text-editor\" data-id=\"f55d897\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tA <strong>Dormitory<\/strong> is <span style=\"text-decoration: underline;\">a building in which individual rooms may not be separately owned<\/span>, and is classified as follows pursuant to each of the following categories. (<a href=\"https:\/\/www.law.go.kr\/%ED%96%89%EC%A0%95%EA%B7%9C%EC%B9%99\/%EA%B8%B0%EC%88%99%EC%82%AC%EA%B1%B4%EC%B6%95%EA%B8%B0%EC%A4%80\/(2023-151,20230315)\/%EC%A0%9C2%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 2 of the Dormitory Building Standards<\/a>)\n<ol>\n \t<li><span style=\"text-decoration: underline;\">General Dormitories<\/span> must comply with all of the following:\n<ul>\n \t<li>Personal spaces within a dormitory (spaces in which individuals reside, such as bedrooms; hereinafter the same) shall not be located in basement levels.<\/li>\n \t<li>Toilets, wash and bathing facilities, daylighting and ventilation systems, and heating and cooling equipment or devices shall be appropriately provided.<\/li>\n \t<li>In floors of two stories or higher, where operable windows of at least 0.5 square meters are installed at portions not exceeding 1.2 meters above the floor, safety railings or equivalent fall-prevention facilities with a height of at least 1.2 meters shall be installed at those locations.<\/li>\n \t<li>Minimum corridor widths shall be at least 1.2 meters for single-loaded corridors and 1.8 meters for double-loaded corridors.<\/li>\n \t<li>For the prevention of noise between individual rooms, the structure shall comply with the standards for partition wall structures and related requirements prescribed in Article 19 of the Rules on Standards for Evacuation and Fire-Protection Structures of Buildings, as well as with the structural standards for preventing inter-floor impact noise.<\/li>\n<\/ul>\n<\/li>\n \t<li><span style=\"text-decoration: underline;\">Leased Dormitories<\/span> must comply with all of the following:\n<ul>\n \t<li>The standards set forth in Article 2(1), subparagraph 1, items A through M.<\/li>\n \t<li>Individual living spaces shall be based on single occupancy, and shall not exceed a maximum of three occupants per room.<\/li>\n \t<li>The area of shared spaces excluding personal spaces (meaning spaces within a rental dormitory that are jointly used by multiple residents\u2014such as living rooms, kitchens, and shared bathrooms\u2014excluding corridors, stairs, elevators, and parking areas used for movement; hereinafter the same) shall be secured at not less than the area specified below, taking into account the accommodation capacity. In addition, the combined area of personal spaces and shared spaces shall be at least 14 square meters per person (the required areas of personal spaces and shared spaces shall be calculated based on the inner line of the building\u2019s exterior walls; hereinafter the same).\n\t\t<div data-elementor-type=\"section\" data-elementor-id=\"23751\" class=\"elementor elementor-23751 elementor-8440 elementor-8440 elementor-8440\" data-elementor-post-type=\"elementor_library\">\n\t\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-158c0f3 e-con-full e-flex e-con e-parent\" data-id=\"158c0f3\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-cd21cf8 e-con-full e-flex e-con e-child\" data-id=\"cd21cf8\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-d73e973 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"d73e973\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">Occupancy<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d022379 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"d022379\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">Shared Spaces<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-3b97c10 e-con-full e-flex e-con e-child\" data-id=\"3b97c10\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-51ebce0 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"51ebce0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">Less than 150 people<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8c13c5c elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"8c13c5c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">4\u33a1\/capita<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-fe0c153 e-con-full e-flex e-con e-child\" data-id=\"fe0c153\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-5563a8a elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"5563a8a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">150~300 people<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0a1b914 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"0a1b914\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">600\u33a1 + People over 150 X 3.5\u33a1\/capita<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-9d70b75 e-con-full e-flex e-con e-child\" data-id=\"9d70b75\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-b1d9c22 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"b1d9c22\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">300 &#8211; 500 people<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1bb7006 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"1bb7006\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">1,125\u33a1 + People over 300 X 3\u33a1\/capita<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-element elementor-element-8b7452f e-con-full e-flex e-con e-child\" data-id=\"8b7452f\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-5152086 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"5152086\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">More than 500 people<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f96cd24 elementor-widget__width-initial elementor-widget elementor-widget-heading\" data-id=\"f96cd24\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-heading-title elementor-size-default\">1,725\u33a1 + People over 500 X 2.5\u33a1\/capita<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<\/li>\n \t<li>Each room shall be equipped with at least one window and one door, and all windows and entrances shall be fitted with appropriate locking devices.<\/li>\n \t<li>The size of windows in each room shall be at least one-tenth of the floor area, allowing for natural daylighting and ventilation.<\/li>\n \t<li>The minimum individual living area shall be at least 7 square meters per occupant. Separately, any bathroom installed within the individual living space shall have an area of at least 2.5 square meters. (Areas shall be calculated based on the interior line of the exterior walls.) <\/li>\n \t<li>At least one side of the individual living space shall have a length of 2.2 meters or more (measured from the interior line of the exterior walls).<\/li>\n \t<li>In addition to living rooms and kitchens, shared spaces shall include multipurpose rooms, hobby rooms, or similar facilities to support communal living among residents.<\/li>\n \t<li>In shared bathrooms (excluding bathrooms installed within individual living spaces), washbasins and toilets shall be installed separately, taking into account the number of residents.<\/li>\n \t<li>The entire leased dormitory within the building shall be operated and managed under a unified management entity.<\/li>\n \t<li>Taking into account the parking capacity and traffic conditions of the relevant building, the facility shall be operated by imposing restrictions on vehicle ownership or parking during the lease period as eligibility requirements for tenants, in order to prevent parking congestion in surrounding areas.<\/li>\n<\/ul>\n<\/li>\n<\/ol>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e2768b3 elementor-widget elementor-widget-text-editor\" data-id=\"e2768b3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Under the Housing Act, single-family houses, multi-family housing, and quasi-housing may be used as <strong>Private Rental Housing<\/strong>. In other words, dormitories and gosiwons that fall under the category of quasi-housing may be registered and operated as residential building rental businesses. In particular, <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/multi-living\/\" target=\"_blank\" rel=\"nofollow noopener\">Multi-living Facilities<\/a> with a floor area of 500 square meters or more\u2014namely, gosiwon\u2014are the only type of lodging property under the Building Act that may be registered and operated as a residential building leasing.  <\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f475004 elementor-widget elementor-widget-text-editor\" data-id=\"f475004\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>\u201cPrivate Rental Housing\u201d means <span style=\"text-decoration: underline;\">housing provided for lease purposes<\/span> (<span style=\"text-decoration: underline;\">including housing constructed on leased land, and quasi-housing prescribed by Presidential Decree<\/span> such as officetels, as well as housing for which only a portion is leased, as prescribed by Presidential Decree; hereinafter the same) that is registered by a rental business operator pursuant to Article 5, and is classified into privately constructed rental housing and privately purchased rental housing. (<a href=\"https:\/\/www.law.go.kr\/%EB%B2%95%EB%A0%B9\/%EB%AF%BC%EA%B0%84%EC%9E%84%EB%8C%80%EC%A3%BC%ED%83%9D%EC%97%90%EA%B4%80%ED%95%9C%ED%8A%B9%EB%B3%84%EB%B2%95\/(20260102,21065,20251001)\/%EC%A0%9C2%EC%A1%B0\" target=\"_blank\" rel=\"nofollow noopener\">Article 2(1) of the Special Act on Private Rental Housing<\/a>)<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2d4d68f elementor-widget elementor-widget-text-editor\" data-id=\"2d4d68f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>\u201cRental Business Operator\u201d means a person other than a public housing project operator under Article 4(1) of the Special Act on Public Housing (hereinafter referred to as a \u201cpublic housing project operator\u201d) who is registered pursuant to Article 5 for the purpose of conducting a business of <span style=\"text-decoration: underline;\">leasing one or more units of private rental housing that the person has acquired<\/span>.
