It sometimes means <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_business\" target=\"_blank\" rel=\"nofollow noopener\">lodging business<\/a> implicating an activity of supplying lodging products to the market, sometimes means <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_enterprise\" target=\"_blank\" rel=\"nofollow noopener\">lodging enterprise<\/a> implicating the subject of such activities, and sometimes means <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_industry\" target=\"_blank\" rel=\"nofollow noopener\">lodging industry<\/a> implicating the entire set of them. This ambiguity often causes misinterpretation of relevant regulations and statistics, which may eventually grow to larger problems that cannot be resolved straightforwardly.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-962b1cb elementor-widget elementor-widget-text-editor\" data-id=\"962b1cb\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"color: #0070c0;\"><strong>\u2461 Elements of Lodging Business<\/strong><\/span><\/p><p><a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_business\" target=\"_blank\" rel=\"nofollow noopener\">Lodging business<\/a> means an activity of providing a place together with services on a daily basis for people to stay temporarily away from home. In other words, its starting points are a <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_property\" target=\"_blank\" rel=\"nofollow noopener\">lodging property in a broad sense<\/a> and a <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_enterprise\" target=\"_blank\" rel=\"nofollow noopener\">lodging enterprise<\/a> producing and providing services out of it. A <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_property\" target=\"_blank\" rel=\"nofollow noopener\">lodging property in a broad sense<\/a> means any property used for a lodging business, while a <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/lodging-property\/\" target=\"_blank\" rel=\"nofollow noopener\">lodging business in a narrow sense<\/a> is a property permitted only for lodging business pursuant to the Building Act. The key driver was the need for isolating two different cycles in capital management, working against each other: the owner of a <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_property\" target=\"_blank\" rel=\"nofollow noopener\">lodging property<\/a> wanted to maximize capital gain on a long-term basis, while the <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_enterprise\" target=\"_blank\" rel=\"nofollow noopener\">lodging enterprise<\/a> needed to maximize operating profit on a short-term basis.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f788568 elementor-widget elementor-widget-heading\" data-id=\"f788568\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h6 class=\"elementor-heading-title elementor-size-default\">2. The number of rooms available means the total number of room products available for daily sales in a year, calculated as the number of rooms multiplied by the number of operating days in a year. Also, <strong>the average number of rooms<\/strong> is the indicator of scale of establishments, calculated as the number of rooms divided by the number of establishments. The lodging demand can be broken down by various criteria, but this report breaks it down into <strong>domestic<\/strong> and <strong>international<\/strong> demands by origin, and into <strong>leisure<\/strong> and <strong>other<\/strong> demands by purpose. Especially, the increase has been notable for relatively new types such as <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/rural-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">rural minbak<\/a>, <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbak<\/a> and <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/residential-loging\/\" target=\"_blank\" rel=\"nofollow noopener\">residential lodging<\/a>, while <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a>, which has accounted for the largest share, has continuously decreased. This trend continued <strong>in 2023<\/strong>, when <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbaks<\/a> increased the most by 26.1%, followed by <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/residential-loging\/\" target=\"_blank\" rel=\"nofollow noopener\">residential lodgings<\/a> of 10.4% and <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/rural-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">rural minbaks<\/a> of 6.8%. The supply of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbaks<\/a> began to be captured in public statistics upon legislation at the end of 2011, and the supply of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/residential-loging\/\" target=\"_blank\" rel=\"nofollow noopener\">residential lodgings<\/a> did upon separation from the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a> at the beginning of 2012.<\/p><p>The number of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">hotels<\/a> has increased continuously despite its high entry barrier, as some of non-hotel establishments were incorporated into the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">hotel<\/a> upon addition of new sub-types under the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">hotel<\/a>. The share of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/rural-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">rural minbak<\/a> increased by 2 percentage points from 48% in 2022 to 50% in 2023, while that of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a> decreased by 2 percentage points from 32% to 30%.<\/p><p><strong>The number of rooms<\/strong> <strong>increased by 1.5% per annum<\/strong>, from 754 thousand in 2005 to 979 thousand in 2023. Despite the continuous increase, the magnitude was significantly lower than that of establishments, 3.6% per annum. The <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/residential-loging\/\" target=\"_blank\" rel=\"nofollow noopener\">residential lodgings<\/a> has been gradually downsizing in themselves as well with a decrease in the average number of rooms by 1.3% per annum from 2013 to 2023, while its number of rooms increased by 11.2% per annum. However, it decreased more than before in 2023 by 2.2%. The demand share was higher than the supply share for <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">hotels<\/a>, and the consumption volume was between them, compromising the difference.<\/p><p>On the other hand, the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a>, which accounted for 52% of rooms and 49% of guests, sold 48% of <a href=\"https:\/\/lobin.co\/literacy\/term\/rooms-occupied\/\" target=\"_blank\" rel=\"nofollow noopener\">rooms occupied<\/a> in the market. It should be noted that the consumption volume of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a>, which accounted for the largest market share in Korea, was smaller than both of its supply share and demand share. In other words, <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodgings<\/a>, whose market share has been the largest, showed a sign of oversupply.<\/p><p>However, in 2023, the <a href=\"https:\/\/lobin.co\/literacy\/term\/room-occupancy\/\" target=\"_blank\" rel=\"nofollow noopener\">occupancy<\/a> of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodgings<\/a> went up to 49.4%, while the <a href=\"https:\/\/lobin.co\/literacy\/term\/room-occupancy\/\" target=\"_blank\" rel=\"nofollow noopener\">occupancy<\/a> of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbaks<\/a> went down significantly to 35.4%. It can be interpreted as a sign of recovery for the entire lodging market in the case of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodging<\/a>, while it is an outcome of supply increase of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbak<\/a> outpacing the recovery of the lodging market. From 2013 to 2023, the <a href=\"https:\/\/lobin.co\/literacy\/term\/room-occupancy\/\" target=\"_blank\" rel=\"nofollow noopener\">occupancy<\/a> was the most stable at <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/general-lodging\/\" target=\"_blank\" rel=\"nofollow noopener\">general lodgings<\/a> with the volatility of 8.7%, and it was the least stable at <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbaks<\/a> with the volatility of 34.4%.<\/p><p>However <strong>the interpretation of the number of <a href=\"https:\/\/lobin.co\/literacy\/term\/rooms-occupied\/\" target=\"_blank\" rel=\"nofollow noopener\">rooms occupied<\/a> and the <a href=\"https:\/\/lobin.co\/literacy\/term\/room-occupancy\/\" target=\"_blank\" rel=\"nofollow noopener\">occupancy<\/a><\/strong> should be conducted cautiously. It is because they can be affected by <strong>asymmetric supply and demand<\/strong> as well as by <strong>productivity of guests<\/strong>. For example, the consumption patterns may differ by demand group, such as the number of guests staying in the same number of rooms. However, the productivity of guests improved the most at <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbaks<\/a> with a decrease in the number of guests per occupied room by 10.0% per annum during the period.<\/p><p>In 2023, the most productive <a href=\"https:\/\/lobin.co\/en\/literacy\/framework\/#lodging_establishment\" target=\"_blank\" rel=\"nofollow noopener\">lodging establishment<\/a> was the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/resort-condo\/\" target=\"_blank\" rel=\"nofollow noopener\">resort condo<\/a> with the number of guests per occupied room of 1.6, followed by the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/rural-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">rural minbak<\/a> and the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/residential-loging\/\" target=\"_blank\" rel=\"nofollow noopener\">residential lodging<\/a>. On the other hand, the number of guests per occupied room of <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/other-hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">other hotel<\/a>, the second least productive next to the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbak<\/a> from 2013 to 2023, decreased marginally to 2.8, making it a less productive establishment than the <a href=\"https:\/\/lobin.co\/en\/literacy\/term\/urban-minbak\/\" target=\"_blank\" rel=\"nofollow noopener\">urban minbak<\/a> in 2023.<\/p><p>Apparently, the number of guests per occupied room may be <strong>a reaction by guests to the market condition<\/strong> rather than <strong>a matter of their productivity<\/strong>.
